Property condition and specs will vary depending on each auction. Some of the properties have just been purchased at Trustee Sale or are Wholesale properties for a fast sale experience. Either way you, the BUYER wins!
By allowing prospective buyers to view the property before bidding, you are not going into this purchase blind like you would if buying at Trustee Sale. You’ll be able to see the condition of the interior (and exterior) of the property before bidding.
Properties listed may need some work, and others may be move-in ready. Regardless, price will reflect the demand and you may just score a deal of a lifetime!
In order to bid, you’ll need to register online and pay a $1,000 deposit before you can start bidding. You must be pre-qualified for financing prior to bidding. Need financing? We can help!
If you’re the highest bidder, you’ll proceed to sign a contract (or assignment) to be the buyer listed on the purchase contract or documentation. Earnest money deposit of typically $3,000-$5,000 (made out to the title company), will need to be deposited by the Buyer the day after the auction. There will be a 30 day Close of Escrow.
Unlike Trustee Sales, when you buy with us, you may use regular financing from your local Lender (if allowed based on physical condition). Or may also pay cash or use hard money.
If you were the winning bidder, and failed to pay the Earnest Money Deposit within 3 calendar days after auction, the $1,000 deposit will be forfeited.
If you were not the winning bidder, the $1,000 deposit hold will be voided within 10 calendar days.
NOTE: All of AZWholesaleAuction.com properties are sold as-is. No repairs, concessions or guarantees are made by the seller. Buyer’s premium of 5% or $3,000 (whichever is greater) is added to the winning bidder’s offer amount.

About the Trustee Auctions (Proxy Bidding Service)
Auctions occur at 9:30 am, 10:00 am, 11:00 am, 11:30 am, 12:00 pm and 2:00 pm. Morning auctions typically happen at various trustee or attorney offices and afternoon auctions occur outside on the Maricopa County Courthouse steps. The number of properties going to auction varies from 800 to 2000 on any given day. Many properties will be postponed or will not be good buys.
